Each condominium will have air-conditioning,  kitchen will have cabinets, frost free refrigerator-freezer, electric stove, oven and dishwasher. Floors will be tiled with ceramic tiles. Laundry room will include washer/dryer connections (connections only) buyer will supply or purchase his/her own washer / dryer.

Each condominium will be pre-wired for satellite- TV outlets and telephone outlets. (buyer is responsible of contracting their own phone service with Telmex and satellite service)

Any additional appliances, change in paint, tiles or other additional materials can be added or changed with additional charges after discussing them with the seller and builder.

Responsibility of  all owners.

Owner must  pay  his/her own insurance for his/hers condominium, trust fees, taxes, water and electric as well as telephone, satellite and pest control. Additional up keeping charges will also be collected on a quarterly terms, which will include charges for maintaining the property, pool service, insurance, exterior lighting, outside water and sewer, garbage removal, pest control of common areas and custodian fees, as well as future exterior repairs.

These so called association fees will be divided in between all 18 owners. Fees of such are not set at the present time, but should NOT exceed more then $300. US. per quarter. Quarterly association fees may decrease or increase depending on additional improvements that may be undertaken in the future after voted upon by all the members of the association.

Each of the owners will be a member of the association that will be formed after completion of entire project and will have full voting rights. Majority of voted that is 51% will carry any motion that may be undertaken for well being of this complex. In the event of a tie, president of this association will make the final decision. Meetings of the association will be conducted every 2 months.  President of the association will be elected  by all of the members of the association and will carry a 1 to 2 years term. Presidential function will NOT be compensated by association dues, but will be performed free of charge. All  meetings and its agenda will be conducted via e-mail if the members are absent. Web page will be created for a better communication with all of the owners.

An owner will NOT undertake any of the exterior changes to the building, and common areas of the property. Installation of any antennas, additional satellite dishes will require association members approval. (Satellite dishes will have a designated area on each building)

No road, lights, fixtures, of common areas may be changed in any way and from unless so decided by majority of votes of the association.
Only single axle vehicles only to a maximum of 5 tons will be allowed on the property, boats can be stored in near by marina.
 

An owner who is using common property and pool and its area must clean up after themselves, his/her guests and his/her pets.
An owner can NOT cause a nuisance or hazard to another person or common property, can NOT make unreasonable noise, interfering with other owners or guests of this complex, and will be fully responsible for any damages made buy him/her or by his/her guests to common areas.
 Do NOT add any chemicals to the pool (pool service will perform its duties to keep the pool in proper order)

Please keep the pool and all common areas clean so other owners and its guests can also enjoy it.

 

 
     
  What to due, what to see, and where to go?  
     
  L’RECIF: This restaurant offers the most beautiful view of any restaurant in Manzanillo. Situated high on a cliff, overlooking spectacular rock outcroppings in a small cove. Enjoy cocktails and dinner while you watch the waves crashing against the jagged rocks, which are lighted at night.  
   

There is also very good restaurant at the base of Santiago Bay. This is where you can enter the beach.

Not far away from the property at the base of L'Recif restaurant there is a spectacular coral reef  on a small beach named Playa L'Recif, a huge coral reef only few meters from the shore, but be careful, tides may be deceiving.

A short drive to central Manzanillo with large shopping markets, department stores, and many good restaurants.

There are two golf courses near within 15 minutes from the property  La Mantarraya Golf Course   formerly Las Hadas Golf Course, 18 holes  next to the Las Hadas Resort in Manzanillo. It was considered by many as one the best golf resorts in Latin America. There is also Club Santiago Golf Course a 9-hole local golf course.
 

Thirty minutes drive you are in Barra de Navidad, great little town with fantastic restaurants, nice beaches and wonderful people.

There are many spectacular beaches within a short driving distance.

Two hour drive will take you to Colima which is state capital, beautiful city with old architecture, great restaurants, many large department stores and also a home of one of still active volcano "Vulcano de Furgo", another two hours from Colima you are in Guadalajara.

There are many other activity that you can undertake, or you can relax in your condominium enjoying a spectacular view and  listening to crashing  waves breaking over cliffs.
